Comments on Guest Rooms:

  1. Quiet, everything clean and organized, everything you need.
  2. Nicely decorated, large & spacious and the bedding was very comfortable. We like the windows & clean carpeting.
  3. Very, very clean and pristine. It had everything we needed, done to an oscillating fan & night light to plenty of places for our toiletries.
  4. Nice, but small room with a small balcony. We found it to be adequate.
  5. The room was attractive, cozy, very clean and the ultimate test – a bed with a firm mattress to insure sleep just like home…or better!
  6. The room was very pleasant and to the back of the house so that it was not noisy. We enjoyed having a shower.
  7. Bright/cheery w/elegance of bygone era. Bath – perfect. Love cabinet to house makeup etc. Love black makeup towel! Queen bed very comfortable. So clean!

What made you choose our Bed & Breakfast over other lodging alternatives?

  1. Internet, full booking on weekend, pictures of rooms
  2. internet view of the grounds & visual appeal
  3. Wanted to stay in an accommodation other than hotel. This B&B was close to Camp Arcadia where we were dropping off kids for the week.
  4. Vacancy. Close to Lake Michigan & good prices. The B&B also had excellent ratings on line.
  5. Proximity to Lake Michigan and complimentary comments from other customers.
  6. We wanted to be close to some friends staying on Crystal Lake, but didn’t want to stay in a cabin.
  7. Wanted to experience B&B 1st time, online website very appealing; private bath.

Hospitality of the Innkeeper/Staff:

  1. Excellent, very warm, friendly
  2. They received us with out prior notice on a stormy week day night, all of our accommodations were just like we had booked ahead. Their smiles were very genuine.
  3. Greg & Patrice are very friendly. Greg did a wonderful job greeting us upon arrival and physically taking us around and showing us all we needed to know.
  4. Very kind & friendly! They were willing to chat or give you privacy if you needed it.
  5. The innkeepers were gracious, flexible, and ready with plenty of information about the surrounding area when asked. The inn offers a mini spa and the massage was an invigorating start to a day of exploration.
  6. Greg and Patrice were wonderful hosts and helpful about what restaurants to visit in Frankfort.
  7. Very personable A+ A+/ Took time to chat & provide answers/suggestions to us as 1st time visitors. Made us feel right at home.

Quality and quantity of Breakfast:

  1. Plenty of good food, healthy food
  2. Each breakfast has been top notch. They are excellent cooks & serve us with warm hospitality.
  3. Very nice, delicious, wonderful presentation. A very good amount of food. I even enjoyed being able to decide what time I wanted to be served in the morning.
  4. Plenty of fresh home cooked food. It was delicious! (drinks, fruit, yogurt, & hot dish were served).
  5. Breakfast was excellent starting with the house specialty, stuffed peaches as a first course followed by a full breakfast – there was plenty of food.
  6. The breakfasts were excellent with a nice variety.
  7. Excellent & very adequate. Presentation was so perfect! Dining experience at separate tables but close was ideal in conversing & sharing travel stories.

What did you like most about this Bed & Breakfast?

  1. The quiet, homey atmosphere, the sitting room with puzzle.
  2. I enjoyed the sitting room in the middle of the 2nd floor but my husband & I both enjoyed our massage.
  3. Greg & Patrice are very friendly. The room had everything we needed, we even enjoyed the outdoor hot tub. What a great added benefit to this B&B.
  4. The relaxing atmosphere along with the good food & service made our stay very comfortable.
  5. It is a 4 block walk to one of the most beautiful stretches of Lake Michigan. The long morning walk was just the antidote for us city folks. If you want to get away and enjoy the best our beautiful state has, this is the place to go. It is within a 1 hour drive or less to Sleeping Bear park, Glen Arbor, Empire, Frankfort and my favorite restaurant on Glen Lake.
  6. The breakfasts.
  7. So relaxing, didn’t want for anything. Teamwork so evident.

Any specific problems?

  1. None
  2. We had a problem free stay for the 2 nights we were here.
  3. None
  4. We found it inconvenient that we could not have food in the room. Although there was a small guest fridge downstairs. (So sorry! And thank you for your comment! Guess what? Our archaic “no food in guest rooms” policy has been abolished. Our guests can now nosh wherever they like!)
  5. n/a
  6. The bed mattress was too hard for my wife, but Patrice put a pad under the mattress cover for our second night.
  7. Absolutely none.

Comments on Guest Rooms:

  1. Beautiful! Cozy and warm and lovely.
  2. Room was very clean. Lots of personal touches. Loved the small deck outside the room.
  3. The room was clean, comfortable, with enough room to set up a suitcase on a stand and a place to hang clothes just outside the bathroom. The bathroom was unexpectedly spacious with a good shower and good lighting. We felt very comfortable.
  4. Comfortable place for a good rest.
  5. The room was just right for me and my daughter.
  6. I have stayed at Arcadia B&B several times and without exception, the room has been spotless and with just the right amount of amenities. And, just in case I forgot something, they have anything-you-could-have-possibly-forgotten cabinet as a back up.
  7. very neat, clean and comfortable! Couldn’t ask for better!
  8. clean, cute
  9. Small room and shower, comfortable bed, great view of M-22 and front yard
  10. Room was very nice and inviting.

What made you choose our Bed & Breakfast over other lodging alternatives?

  1. Location, price, “look”, SPA!
  2. Always wanted to stay in a B&B. Wanted to stay in Michigan on one of the coasts and this was one of the few with availability on the dates we needed. Was a last minute decision to go.
  3. We wanted a bit more privacy than what was available at Camp Arcadia but we wanted to be within walking distance of the lake.
  4. location to planned activities. We like the ambience of a B&B over a motel, etc.
  5. I had never stayed at a Bed & Breakfast and the price was right.
  6. Patrice & Greg are great innkeepers – very accommodating, relaxed, and serve some wonderful breakfasts! Having on-site spa services is also a deal breaker compared to other B&B’s – what a treat to finish a long bike ride and have a perfect massage therapist waiting for you!!?!
  7. location and appearance
  8. Style
  9. Price and location to Sleeping Bear Dunes, variety of bird watching opportunities
  10. We were wanting a weekend away and this seemed like a nice place.

Hospitality of the Innkeeper/Staff:

  1. WOW! Patrice and her husband were amazing!
  2.  Excellent. They were both very nice and accommodated our every need. They even set us up with a kit to do a fire on the beach.
  3. Very hospitable and kind. Took their cue from us as to how much we wanted to talk about the area. I needed a suggestion for a place to get my hair done, and they gave me a great recommendation.
  4. wonderful hosts
  5. Wonderful. Very informative. They remembered things that we had talked about the previous day.
  6. Fabulous! As an example, at my last stay I commented that I like really strong coffee. What was waiting for me every morning during this stay? A pot of “turbo” coffee, along side the regular pot for less caffeine dependent individuals.
  7. the best!
  8. very hospitable
  9. Greg and Patrice were terrific. Knowledgeable about the local area. They make many of the local menus and maps available that helped us deicide where to dine and where to hike and jog.
  10. Excellent

Quality and quantity of Breakfast:

  1. This was possibly the best breakfast I have ever eaten…EVER. I love to cook, but it was a treat to have such a delicious meal served with such care and attention to detail.
  2. The breakfasts were fantastic.
  3. The quality was excellent! We got more than enough to eat but didn’t feel stuffed when we left the table. Just right!
  4. superb, excellent
  5. Wonderful, delicious, can’t say enough.
  6. Outstanding! Always fresh fruit and juices, then one of Patrice’s great recipes. The portions are reasonable so you feel very satisfied but not overwhelmed.
  7. Patrice is not only a very good cook, the presentation of the breakfasts were gorgeous! Never left the table hungry!
  8. good!
  9. Wonderful breakfasts. Fresh local fruit, juice, and small portions of meat with pancakes or waffles. I felt that they made a good effort to provide very healthy breakfast in a great setting. The views of the garden on the side of the house are full of color and texture.
  10. Excellent

What did you like most about this Bed & Breakfast?

  1. The massage…and the hot tub…and the fireplace and the ambiance and the comfort and the enthusiasm of the innkeepers. It was all amazing and we will definitely go back some time soon.
  2. I think we liked most was that it was within walking distance to the beach where we could go and watch the sunset and set up a campfire. We also liked how close it was to area attractions, such as wineries, beautiful beaches, and the Sleeping Bear Sand Dunes. The innkeeper referred us to a few wineries in nearby Traverse City, one of which had some of the best wines we have tasted. Another unique aspect that my wife loved was the Mini Spa. Thank you Greg and Patrice for providing us with one of our favorite vacations. We will be back soon.
  3. Hmmm. The innkeepers, the food, the comfy bedroom and the gorgeous house. We liked all of it!
  4. made us feel right at home
  5. That it felt like home. Felt safe and really enjoyed the breakfasts.
  6. The relaxed atmosphere of the B&B and surrounding area (Arcadia, Frankfort, Sleeping Bear Dunes, etc.)
  7. everything! But, the house is magnificent!
  8. beautiful
  9. Less than a half mile from a very nice beach at Lake Michigan, less than 2 miles from overlook with a terrific view and less than 3 miles from the preserve to hike a mile to “Baldy” and have a spectacular view of the shoreline from the top of “perched” sand dune.
  10. We both loved the atmosphere of an old home with the upstairs sitting area. We also enjoyed the hot tub.

Any specific problems?

  1. None at all, except that we had to leave.
  2. None.
  3. Absolutely none! It would have been helpful if we could have had two sets of keys, since sometimes we were on different schedules. But that was very minor. (Next time, please ask!)
  4. none
  5. No problems.
  6. None!
  7. none whatsoever
  8. no
  9. none
  10. No

Comments on Guest Rooms:

  1. Loved the décor-the crocheted coverlet and floral window treatment. Everything spotlessly cleaned.
  2. Very nice, great towels & bed – very warm in morning.
  3. Nice
  4. Comfortable. Small bathroom.
  5. Nice comfortable room, quiet
  6. It was lovely, comfortable bed
  7. Room was very clean and nice, would have been good to have something to set our toiletries on. (There are 5 shelves in the bathroom that could use some improvement, we are currently looking at some better options for this room).
  8. Room was very clean and the accommodations were very good. Would definitely stay there again.
  9. Loved the room décor. It is so charming. We have stayed in the same room twice before and like coming back to our “own” room each time.
  10. Very clean and tidy. Very Comfortable. Loved the hot tub
  11. Very comfortable small room, but with a private bath which was very nice
  12. The whole place is very neat, clean and nicely decorated. The gardens are very pretty and the hot tub enjoyable. The room and bath are spacious and very nicely decorated. We also enjoyed the balcony
  13. The room was extremely clean and quaint. The entire house was tastefully decorated and inviting.
  14. The room was beautiful, spotless and very comfortable.
  15. Clean, comfortable, and graciously appointed. A terrific sitting room outside the rooms, and abundant toiletries made available. Our room had a small personal balcony, which we enjoyed with our late morning tea and early evening wine.
  16. Room was neat, very clean and always attended to….chocolates were greatly appreciated
  17. Every detail – clean, historically authentic detail to every detail…to candy on night stand, face/makeup cloth & special stickers on t.p. Nice touches in every corner/inch!!
  18. Exceptionally clean
  19. Very pleasant, tastefully decorated, little porch-special touch; suggest not using laundry softeners such as bounce on towels-it lessens the absorbency of water. (We have really hard (yet clean and pristine) water from Lake Michigan. It is a daily concern of ours to make the right balance happen in our laundry. We’re sorry if your towels got more than they needed.)
  20. Great! Quaint, clean, well-appointed, and comfortable.
  21. Very nice, clean and comfortable
  22. Just right for the two of us. Adequate lighting for reading in bed, which is important to us. Cute little private balcony and spacious bath. Enjoyed the guest room for a small, personal smorgasbord.
  23. Lovely and very clean. We found the bed very comfortable and we particularly love the tiny porch where we were able to enjoy a nightcap as the light rain fell.
  24. We liked the room very much. We had stayed in another room before that was just as delightful.
  25. Immaculate, neat, well maintained, a pleasure to stay in. Obviously taken care of with pride, lots of little amenities such as make-up cleaning cloths, toilet paper folded each morning, chocolates, fluffy towels, and a beautifully themed bedroom with extra pillows and blankets.
  26. The room is charming, comfortable and spotlessly clean. A small balcony overlooks the backyard and is an outstanding spot to enjoy the morning’s first cup of coffee.
  27. Comfortable, well appointed, beautiful antiques. Superb.
  28. Very nice and clean!
  29. The room was very clean and cozy. Guest room was very nice with a comfortable bed, closet, and small but more than adequate bathroom.
  30. Clean and comfortable, relaxed setting
  31. Spotless, very good mattress & décor, marvelous bathrooms
  32. Well set up, adequate lighting, very comfortable bed
  33. Our room was lovely, clean and quiet. The bathroom was equally clean and inviting with all fixtures working properly. We enjoyed the balcony for an afternoon picnic in spite of the cold wind! The common areas were very clean, well appointed and invited. Sharing with the other guests at the inn was fun.
  34. Very nice and comfortable. VERY clean!
  35. The house was beautiful! It was a very nice place to stay. The room was beautiful. Having a private bath is great! If it was warmer outside, I would have enjoyed the balcony.
  36. Very charming house. Hosts were wonderful and knowledgeable about the area. Rooms were clean and bed was great!
  37. The antique style décor was a nice change of pace and enjoyable. Guest room was comfortable and clean.
  38. A pleasant comfortable room. The shared space would have been ideal if we had been joined by another couple. Since we were the only people there that weekend it felt like our own space.

What made you choose our Bed & Breakfast over other lodging alternatives?

  1. It looked relaxing – loved the room décor – near the lake – Lake Michigan.

  9. The quaint décor
  10. Close to Lake Michigan! We got the last room available for the evening-a very good sign. A good value/price.
  11. Close to my brother who just lives down the street. Also we had never stayed in a b&b.
  12. Location of this bed and breakfast is in my old hometown where they were having Arcadia Daze festival. (Arcadia Daze is the 4th weekend of every July).
  13. It was located near Arcadia Bluffs, a golf course we were playing, and it looked nice on the website
  14. We have stayed there previously and loved the area, accommodations and the proprietors

  23. We find the ambience of lodging in a home more to our liking
  24. We saw a picture on the internet and it was just a nice walk to Camp Arcadia where our children were staying. Everything is always so clean and comfortable and tastefully decorated.
  25. Stayed here last year and enjoyed it.
  26. I’ve stayed at Arcadia House on several occasions and without a doubt what triggers my return are the innkeepers, Patrice & Greg. They are so warm and welcoming and know that perfect point when to offer assistance and when to let their guests enjoy the house and area. Patrice is also an outstanding massage therapist and our group of close friends take maximum advantage! Did I mention the hot tub (outstanding on a cool night) or the fabulous breakfasts – delicious, prettily presented and reasonable in scale and proportion?
  27. Small town near other small towns. Walking distance to Lake Michigan. Availability of quality restaurants within short drive. Local festivals and antique shops.
  28. Stayed there before and loved it! Beautiful furniture, spa is an added feature.
  29. Location to Sleeping Bear Dunes and other small towns. Arcadia B&B was the nicest inn in the area.
  30. Recommendation from friends at first, now we are returning guests
  31. Warmth of the Home and Hosts. The dining, living area are beautiful and clean
  32. There is a homey atmosphere at a B&B. No other desirable lodging in the area.
  33. We enjoy patronizing B&B’s as opposed to the big chain motels/inns. We enjoy the personal touch, variety and getting to hear local perspective from people who live there.
  34. Location and price
  35. Arcadia seemed most amenable to a romantic weekend getaway. We wanted to be around as few people as possible and this place seemed to allow that!
  36. Location.
  37. When searching the Arcadia area, their B&B came up quickly and they had special price offerings running that looked worthwhile
  38. The location and seasonal special.

  24. They are always very hospitable and we enjoy staying at their inn and visiting with them.
  25. Very kind, friendly, and in tune to the needs of their guests. Spa services were excellent, I fell asleep during the massage and Patti gave manicures on the front porch with wine and snacks. Greg looked up directions on the internet and both were warm and friendly.
  26. Outstanding! I’ve stayed at a lot of B&B’s and none have warranted serious interest in a return visit.

  26. Outstanding! Each breakfast is perfectly timed to guest preference and the offerings are delicious, beautifully presented and (at least I’d like to tell myself) somewhat healthy and reasonably proportioned.

  14. Location, accommodations and the proprietors
  15. First, the breakfasts. Also, the hosts provided a large basket of extra towels in a conveniently located common area so guests didn’t have to search for the host and request them, if needed
  16. Quiet and comfortable
  17. Breakfast, décor/style/ambiance of home/rooms; old fashioned style to every detail. Even 30’s-40’s music. (Thanks! We think “old jazz” music suits the house too).
  18. Personal, comfortable atmosphere
  19. Comfortable, homelike surroundings & pleasant hosts
  20. Atmosphere, comfort and service
  21. Very cozy
  22. Congenial host and hostess, the breakfasts and the ambiance
  23. Everything
  24. Everything was delightful, the friendliness of the innkeepers, the food, the accommodations and the cleanliness of everything
  25. Aside from the fact that the rooms are spotless, comfortable and filled with little extras? Aside form the delicious food and warmth and hospitality from our helpful hosts? The hot tub or wonderful spa services? Actually I love the fact that the owners stay in their own little cottage at night. So, when my friends and I go we take up all 4 bedrooms. Then at night we can go in the hot tub anytime, drink wine, hang out in the living room in our pjs, stay up late and gossip…all in the privacy of our own bed & breakfast!
  26. There are 4 lovely rooms available and my group of friends have rented all four on a few occasions. This creates the perfect “girls weekend” where we have the run of the house which includes a sitting room upstairs, a living downstairs, the hot tub and of course, Patrice’s excellent spa services.
  27. The antiques that moved you back in time a hundred years, the sense of well being and restfulness, not having a schedule, the location. My wife loves the world class massage that is also available. In younger years my wife and I have traveled through dozens of countries and most of the states staying mostly at bed and breakfast. The Arcadia House is one of the best.
  28. Everything.
  29. The Victorian Décor, the upstairs common room with bay window seat, the hot tub, location of the quaint town of Arcadia, and the breakfasts!
  30. The small, family like, relaxed atmosphere
  31. The older home with many antiques, but very modern plumbing and HVAC!
  32. The décor inside was perfect yet not over the top. The living room/fireplace superb!
  33. The owners and their breakfast feasts!
  34. Friendly, very clean, massage therapist on site! Breakfasts very good… some out of ordinary recipes…broiled peaches, Pumpkin French toast was outstanding!
  35. It was beautiful and in a nice location.
  36. Friendly atmosphere, made you feel like home.
  37. The food, the service and the massage service
  38.

Any specific problems?

  1. No problems.
  2. Warm room in morning – ceiling fan would have been great. Turn air on. (So sorry you weren’t comfortable! This room has an oscillating fan as well as central air, but gets the morning sun. We are looking into solar shades.)

  15. No problems. I wish, however, we could have had access to the lovely perennial garden we could see from our window. It was on the B&B property, and perhaps we could have visited it, but there was no indication that it was available to guests. (We wondered why no one lounged in the courtyard! We will find a way to make sure that guests know it is available for use!)

  3. Nope
  4. Zero
  5. Not one. The only comment I would have is the temperature and the air in the house could have been a little cooler and circulated. (Thank you for your suggestions! The temperature in the house is a tricky thing. We asked our air conditioning professional for suggestions and have made improvements).
  6. Not a problem but it would be nice to have kitchen available to make popcorn & have popcorn available  – we like it when we play cards. (We love popcorn too! And we just can’t figure out how to avoid the grease spots, accidental burnt popcorn, kernels all over the place and smell. Hmmm…)
  7. 0
  8. (????) our bedroom towels to be changed over night; was surprised they weren’t. (Thanks for letting us know! We change towels every other day unless they are left on the floor to denote replacement needed, just like a hotel. In light of your plight, you have prompted us to now store extra towels for our guests in our guest amenity cabinet).

  11. Really none. The electricity did go out which was unexpected. The innkeepers immediately had candles going & still prepared a wonderful hot breakfast. They were extremely accommodating even when it was out of their control.
